We have a large, dedicated residential conveyancing department here at Blacks and our team deal with thousands of cases each year building up a tremendous wealth of experience. We have put a structure in place that allows us to ensure that our resources are directed in the most appropriate manner. The team operates out of two offices, at Wade House and at City Point.

The team at City Point is supervised by Anushka Nicholas on a daily basis, with overall supervision by Ian Errington who is a Partner, in the Property Department.
Meet the Team
Anushka Nicholas (Associate Solicitor)
Anushka Nicholas qualified as a Solicitor in 2004 and joined Blacks Solicitors in 2016, where she is currently a Senior Associate in the Property team.
Anushka has a reputation for being extremely thorough when acting for her clients, utilising her expert technical knowledge to achieve the best results possible.
She specialises in a wide variety of property transactions and has extensive experience advising on all types of freehold and leasehold property. This includes: dealing with leasehold enfranchisements matters; creation of leasehold interests and variation of leases; licence to alter and licence to assign; overage agreements and pre‑emption or option agreements; applications for adverse possession; and sale and purchase transactions.
Anushka is recognised by The Legal 500 as “extremely knowledgeable and fights the client’s corner at all times”.
Charlotte Hart (Solicitor)
Charlotte Hart joined Blacks Solicitors in 2018 as a Solicitor in the Property team.
Charlotte qualified in 2009 and has considerable experience in all aspects of transactional conveyancing work. This includes freehold and leasehold sale and purchase transactions, transfers of equity, refinancing (acting for both individual and corporate clients), land purchases, lease extensions, variation of leases, licence to assign, and title rectification.
She also has extensive experience in dealing with new build developments, acting for both developers and purchasers.
Tracey Lynam (Licenced Conveyancer)
Tracey Lynam qualified as a Licensed Conveyancer in 2013, and joined Blacks Solicitors in 2017 where she currently works in the Property team.
With nearly twenty years’ experience under her belt, she specialises in all aspects of residential conveyancing, including transferring properties from individual to company names (and the associated Companies House work).
Jenna Keough (Paralegal)
Jenna Keough joined Blacks Solicitors in 2017 and is a Paralegal in the Property team.
Prior to joining Blacks, Jenna had gained several years’ experience in residential conveyancing and completed a both a Law degree and the LPC.
She currently deals with a variety of residential property matters including sales and purchases, transfers of equity and re‑mortgages, acting for both individuals and companies.
Jenna currently acts for local property management companies, dealing with the preparation of sales packs and general property enquiries, and supports an Associate Solicitor who specialises in lease extensions and leasehold enfranchisement matters.
Introducing the Residential Property Team – Wade House
Our Wade House team is the largest team in the firm and undertakes the majority of residential conveyancing work. David Gilman, the Partner in Charge and Senior Responsible Officer has overall responsibility for supervision of our conveyancing team. Our case handlers have day to day conduct of the files. Your case handler will be your dedicated point of contact and will see your case through from start to finish. He or she will have a conveyancing assistant whom you’ll also get to know. Where necessary they will be assisted with the more complex legal matters by one of our team of Title Checkers.

David Gilman (Senior Equity Partner)
David is a Senior Equity Partner within Blacks Solicitors and Head of the Residential Department known as Blacks Direct/Connect.
David is a commercially trained Lawyer, with over 30 years of experience and has been with Blacks for 18 years running the volume arm of the business.
David has built up over the years a number of key relationships with major players in the Property and Mortgage market place. His success has resulted in 4 major Awards within the last 3 years for the service provided by David’s teams.
He is respected within the Industry and is often invited to attend round table events, and to sit on panels to discuss key changes within the market and to be involved with the implementation of the same.
Julie Makin (Operations Manager)
Julie is our Operations Manager and has worked within the volume Legal Services Sector for over 17 years.
Julie has vast experience of managing resource and capacity for all Conveyancing work types and ensures delivery of an excellent standard. Julie is responsible for quality control across all our contracts and performance against Service Level Agreements. Julie is responsible for maintaining the operational relationships with our providers
Dean Goodwin (Department Trainer)
Dean has over 15 years of experience in the Conveyancing Industry. Dean has undertaken various roles from Fee Earner through to Technical Specialist and has experience in many different areas of property law. Dean enjoys helping others develop their knowledge and has a talent for translating legal jargon into plain English.
Abbie Spence started her career in Conveyancing in 2013 and started her role here at Blacks as a Case Handler in the residential team in February 2016.
Laura-Jo Warnock has worked in conveyancing since 2012 and have been with Blacks since 2014. She is a case handler in the residential conveyancing team and is currently working towards qualifying as a Licensed Conveyancer.
Eleanor Firth has worked in conveyancing since 1999 and has been with Blacks since 1999.
Hannah Stead has worked in conveyancing since 2014 and been with Blacks since April 2018. She is a senior paralegal on the equity release team.
Clare Brattan has worked in conveyancing since 2004 and been with Blacks since 2013. She carries out the legal work on all types of residential matters as well as leading one of our conveyancing teams
Jack Parkinson has worked in conveyancing since 2012 and been with Blacks since 2012. He provides technical legal support to the residential conveyancing team
Sophie Arnold has her Bachelors law degree, she started working in conveyancing in 2014 and started at Blacks in 2017
Paris Bentley has worked in conveyancing since 2014 and started at Blacks in the same year. She is a case handler within the residential conveyancing team.
Liam Parkinson has worked in conveyancing since 2016. He currently work's as a Case Handler and has been working at Blacks since June 2017.
Megan Neethling started working at Blacks in May 2018, She has been working in Conveyancing for over 7 years and aim to complete her CLC qualification.
Natalya Platts is training to become a qualified solicitor, she has been in conveyancing since 2013. She began working at Blacks in 2014 and now is a team leader and case handler.
Kirsty Kingswood has worked in Conveyancing since 2012 and has been working at Blacks Solicitors since 2014. She is currently working towards her qualification as a Legal Executive. She is a Conveyancer managing her own cases including dealing with the technical legal aspects.
Liz Daniel has worked in Conveyancing and with Blacks solicitors since 2015 and she is currently working as a case handler in the residential conveyancing team.
Keeley Wilson has worked in Conveyancing since 2012 and has been working at Blacks Solicitors since 2018. She is currently working towards her qualification as a Legal Executive. She provides support to the case handlers.
Aarifah Patel started working at Blacks Solicitors 2015, however she started working in Conveyancing in 2014. She obtained a Law Degree and a MLP from the University of Huddersfield and is currently work as a case handler.
Joanna Emmett has worked in conveyancing since 2018 and started her career with Blacks Solicitors LLP. She provides support to the residential conveyancing team and plan to be working towards qualifying as a Chartered Legal Executive.
Crystal Pay started work at Blacks in 2018 and this is her first role in conveyancing. She obtained a law degree from Hull University and then completed the Legal Practice Course combined with a Masters in Law. She provides administrative support to the case handlers on the team as a Conveyancing Assistant.
Shaheena Patel has worked in conveyancing since August 2017. She is working towards her Legal Practice Course and Masters in Law and Business. She has been working at Blacks as a Paralegal and Legal Assistant on the residential conveyancing teams since January 2018.
Darren Curtis has worked in conveyancing since 2017 and been with Blacks since February 2018. He is an assistant on the residential conveyancing team.
Debra Norwell has worked in conveyancing since 2014 and been with Blacks since 2017.
Alison Neary has worked in Conveyancing since 1996 and been with Blacks since 2009. She provides administrative support to the residential conveyancing team.
Daniel Haxby has worked in conveyancing since 2016 and been with black since mid-2018. He is an assistant to Paris Bentley on the London and Country team and also assist and complete Skipton re-mortgages
Natalie Wood worked in conveyancing since 1999 and been with Blacks since 2013. She is a Conveyancing Assistant to the residential conveyancing team.
Nicola Birkett is a Solicitor, qualified since 2006. She first started working in Conveyancing in 2004 as a paralegal before her training contract. She started with Blacks Solicitors LLP in October 2018 as a Solicitor.
Aneesa Akram is a two year qualified solicitor from 1st March 2016.
She changed careers from a litigation executive to working in conveyancing and has worked in conveyancing since 2013 and joined Blacks as a case handler in October 2013 in the conveyancing department. She later secured a training contract and has completed her training seats in Residential Conveyancing, Wills and Probate and Family law.
She is now working as a title checker in the Residential Conveyancing department and occasionally carry out specialist legal advice for elderly clients in relation to lifetime mortgages in the equity release department.
Kitty Toor has worked within Conveyancing since 2000 and qualified as a Solicitor in 2005. She has worked at Blacks since 2014 as an Associate Solicitor working on the technical side of the cases.
Emma Garfitt is a qualified solicitor and was admitted to the role on the 2nd October 2000. She also has a LL.M with distinction in Commercial Property.
Upon qualification in 2000, she worked in conveyancing both residential and commercial. She was a practicing solicitor from 2000 -2004. At this point she became a non-practicing solicitor and worked as a Senior University Lecturer specialising in Land Law, Property Law and Practice and all areas of Landlord and Tenant and Commercial Property from 2004 - 2018. This included researching, publishing and teaching in these areas. She returned to private practice in 2018 in conveyancing. She assists the case handlers with the technical aspects of their cases.
Matthew Williams has worked in conveyancing since 1999 and has been with Blacks since 2012 in my role of Conveyancer
Emma Law (nee Au-Yeung) has worked in conveyancing since 2013 and qualified as a Solicitor in 2015. She has been with Blacks since 2017 and is a Title Checker to the residential conveyancing team.
Penny Barrand has worked as a conveyancer since 1996 and been with Blacks since 2013. She liaises with her team with the more complex legal matters arising on a transaction
Saba Perwaiz has worked in Conveyancing since 2011 and qualified in 2016. She has been with Blacks since 2016 as a Solicitor undertaking technical work on residential files.
Sarah Kellett is a Qualified Licenced Conveyancer. She has worked in Conveyancing since 2001 and has been with Blacks since October 2014. She is a Title Checker, providing technical support to the case handlers.
